James has acted for institutional and household name clients on the granting and taking of leases and licences of commercial property throughout England and Wales.
He also acts on behalf of institutional landlords in respect of the sale and purchase of properties many of which have been subject to multiple tenancies and has given advice on the ongoing management of those assets.
James’ clients have ranged from private individuals to large City based institutions notably pension funds. Including a rapidly expanding pub group and several FTSE listed companies in respect of the management of their estates and the acquisition and disposal properties. James has also:
- Acted for a joint venture between Bridges LLP and Ellandi in respect of the purchase of the Pentagon Shopping centre and affiliated high street units for £42 million in Chatham, Kent
- Acted for Threadneedle Pensions Limited in respect of the disposal of its long lease of 105 Piccadilly, Mayfair to a private investment fund. The sale of the long lease coincided with the grant of a long reversionary lease from the Richard Sutton Trust.
- Acted on the Purchase of Coombe Hill House in New Malden and advised on issues in relation to defective title in respect of part of the land on which this property was located.
- Acted for Cirrus Inns limited on their purchase of two pub businesses in Berkshire and the Cotswolds and provided advice in respect of prospective purchase of pub portfolio in London.
In addition to the areas mentioned above James has provided advice on asset management issues including lease re-gears and applications for landlord approval from both and landlord and tenant perspective.
